VENICE SHORES, LLC

The Applicant seeks conversion of an existing Distribution (Type 11) Temporary Approval to an Annual License to be located on an existing site zoned for Production, M2-1 at 5438 West 104th Street, Los Angeles, CA 90045 (Assessor’s Parcel Number 4129-034-012). It will operate out of an existing 10,400 SF building on a lot area of 19,802 SF. The Project-Specific Information (LIC-4013-FORM) submitted by the Applicant states that existing structures will remain with no expansion proposed (Exhibit A). Existing City sewer service is provided to the project site, and water and electricity are provided by the City of Los Angeles Department of Water and Power. Operations would be seven days per week from 9:00 a.m. to 6:00 p.m. Pre-application review has found the project to be consistent with planning and zoning. Further project site information is provided in the Project Parcel Profile Report from the City’s Zone Information and Map Access System (ZIMAS) (Exhibit B). Compliance with Los Angeles Municipal Code Sections 104.00 et seq. and 105.00 et seq., as well as DCR’s Rules and Regulations, does not waive or otherwise circumvent any other City or State requirements or necessary permits from the City, State, or other public agencies, such as the Los Angeles Department of Building and Safety, the Los Angeles Fire Department, or the Los Angeles County Public Health Department.
