AI Contract Overview
The contract involves the final construction phase of the Virgil Darnell Hawkins Community Center, part of the Okahumpka Historic Rosenwald School Restoration Project in Florida. The project requires the construction of a single-story concrete masonry unit building serving as a community meeting space, with comprehensive site preparation, landscaping, and all necessary architectural and engineering work as outlined in the approved plan set. The selected contractor must secure all relevant permits, supply all labor and materials (excluding specified donated items), and adhere to the policies of funding agencies, including the Florida Department of State’s Historic Resources division and Lake County’s Community Development Block Grant. Bidders are expected to provide detailed cost breakdowns for various construction elements, including doors, windows, roofing, plumbing, electrical, security systems, exterior and interior finishes, sidewalks, landscaping, and additional work specified in the plans. Special attention is given to the use of James Hardie fiber cement products, which are being donated for this project, meaning bidders should only account for installation costs. The contract emphasizes thorough familiarity with site conditions, adherence to final approved drawings, and coordination among trades, with no allowances for unanticipated conditions or use of non-approved documents. The project aims to preserve and enhance a historic site while meeting modern construction standards, with a focus on collaboration, compliance with funding policies, and timely submission of bids by August 12, 2025. The overall project budget ranges from $500,000 to $1.5 million, and interested parties can contact the designated project representative for further information.
