--Wanted Build-to-Suit To Lease

The U.S. Army Corps of Engineers is seeking a build-to-suit leasing arrangement for a facility in the Hot Springs/Malvern, Arkansas area, consisting of approximately 20,321 square feet of administrative and office space, along with 403 square feet of unheated storage. Additionally, the lease requires a military equipment parking area of 3,050 square yards, suitable for gravel or concrete surfacing and equipped with fencing and lighting to accommodate 39 wheeled or tracked vehicles. There is also a need for 2,275 square yards of parking for privately owned vehicles. The site must cover a minimum of ten acres to meet these space requirements. The proposed lease term is five years, with the Government retaining the right to terminate the lease after the first year upon 90 days’ notice. While a full-service lease is preferred, the Government may consider including an option to purchase the property at a later date. Interested parties are instructed to contact the U.S. Army Corps of Engineers in Little Rock, Arkansas, by May 31, 2002, to express initial interest, including submission of site plans featuring topographical details and contact information. At this time, however, proposals for lease submissions are not being accepted.
