X--Cleveland Warehouse Lease

The Department of Veterans Affairs (VA) Louis Stokes VAMC Cleveland, Cuyahoga County is conducting market research, seeking capable sources that are classified and registered in www.vip.vetbiz.gov as either Service Disabled Veteran Owned Small Business (SDVOSB) or Veteran Owned Small Business (VOSB) that are interested in leasing warehouse space, to the Department of Veterans Affairs. The Department of Veterans Affairs is seeking 9999 net usable square feet (nusf) of existing space, and 30 onsite parking spaces for VA use. Physical configuration shall be a single floor with a standard loading dock and man door. The space will be used as a VA Off Station Warehouse. The NAICS Code is 531120 Lessors of Nonresidential Buildings, and the small business size standard is $27.5 Million. The purpose of this notice is to determine if the acquisition should be set-aside for competition restricted to SDVOSB or VOSB concerns in accordance with 38 USC Sec. 8127. The VA makes monthly lease rental payments in arrears upon facility/space acceptance. No Build Out construction cost is anticipated for this lease. This is not a request for proposals, only a request for planning purposes, and does not constitute a solicitation. A solicitation may or may not be issued. This notice is being published in accordance with Federal Acquisition Regulation 19.14 and VA Acquisition Regulation 819.70. Requirements: Existing space offered must be located within the following delineated area: Delineated Area is within close proximity to the Louis Stokes Cleveland VA Medical Center and is defined by Lake Erie to the North, as the area enclosed by I-90 to I-77to Woodland Ave. to Kinsman Rd. to Lee Rd. to Euclid Ave to East 152 Street. Please see the map below for a better description of the delineated area. Offered space must not be located within a 100-year flood plain. Offerors must be capable of successfully performing a lease contract, the lease term will be a 3 year base and 2 one-year renewal options.
