X--Notice of Intent to Use Other than Full and Open Competition in Huntsville, AL

The Integrated Materiel Management Center (IMMC) is seeking to lease approximately 30,000 square feet of high bay warehouse space along with 1,200 square feet of office space in close proximity to Redstone Arsenal, Alabama. The lease will be a full-service arrangement for an initial firm term of one year, with two additional option years available. The decision to use other than full and open competition is based on immediate operational needs, economic considerations, mission requirements, and factors such as tenant improvements, potential disruptions, communication system relocation or replacement, and the quality of available space, all of which are not expected to be addressed adequately through a competitive process. The leased space must comply with all applicable government fire and safety codes, off-post security standards, and accessibility requirements for handicapped individuals. The location must be within a 10-road-mile radius of a gate at Redstone Arsenal, and all necessary services, supplies, and utilities are to be included as part of the rental agreement. The requirement calls for occupancy on or before May 31, 2009. Property owners and exclusive agents interested in submitting locations for inspection are requested to contact the designated Realty Specialist by April 8, 2009, to participate in the process. The contract is managed by the U.S. Army Corps of Engineers and pertains to NAICS code 531120, relating to leasing services.
