Space offered in existing office buildings must be located on the second (2nd) floor or above and have a 20 foot setback. Space offered in new construction must be located on the second (2nd) floor or above and have a 20 foot setback. First floor space will be considered only if offered as new construction in a single tenant building. Any building offered must have a central sprinkler system. Subleases are not acceptable. The space should not be located in the 100 year flood plain. DELINEATED AREA: The space will be located within the Central Business District of Melbourne, FL or within the following boundaries: North: Viera Blvd. West: Interstate 95 East: US 1 South: Pineda Causeway REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Thirteen (13) reserved, on-site, outside parking spaces for government vehicles shall be provided with the capability to provide an additional two parking spaces over the lease term.
