Lease term is ten (10) years, five (5) years firm. Space is preferred to be located on any floor of a building above ground level as long as it is accessible. Site must be located outside the 100-year flood plain. Seven (7) parking spaces shall be reserved for government vehicles. The site should be accessible by public transportation. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. A fully serviced lease is required to be located in secure office space and facilities in a professional surrounding and/or tasteful rehabilitation (in current use). The space must include ample windows to provide natural lighting. Space must be ready for occupancy on or before April 1, 2007. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
