U.S. GOVERNMENT WANTS TO LEASE SPACEIN MARSHALL, TEXAS (SFO 2TX0424) REQUIREMENT: General Services Administration is interested in leasing approximately 1,323 rentable square feet of fully serviced office space, which must yield a minimum of 1,150 occupiable square feet available for personnel, furnishings, and equipment. A minimum of three (3) on site parking spaces are required and any additional parking spaces in accordance with local codes, if required, and adequate handicap parking at no additional cost to the Government. The cost of moving, alterations, telecommunications relocation, etc., will be considerations in determining the best opportunity for the Government. LEASE TERM: 10 years, 5 years firm. UNIQUE REQUIREMENTS: Buildings will have to have all the following items to be considered: Prospective buildings must present a dignified and professional appearance. Two blocks of contiguous office and related space are required as follows: 1)1,000 occupiable square fee must be contiguous on one floor; and 2) 150 occupiable square feet of contiguous office space. If the proposed lease space is on the fifth floor or higher the entire building must be equipped with a sprinkler system. Space shall conform to GSA requirements for the fire and life safety; ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. Roof access is required for installation and maintenance of satellite down link facility. The location of a variety of affordably priced carryout and dine-in restaurants and other employee services, such as retail shops, cleaners, banks, etc., will be considerations in determining the best opportunity for the government. Regularly scheduled (throughout the day) public transportation must be available. LOCATION: Central Business District of Marshall Texas. OCCUPANCY: Space should be ready for occupancy as soon as possible. WRITTEN EXPRESSIONS OF INTEREST MUST INCLUDE THE FOLLOWING: 1) Building name and address 2) Rentable and usable square footage. 3) Method of measurement used to determine rentable square feet. 4) Common Area Factor(s) for available space 5) Name, address, and telephone number of property owner 6) Name, address, and telephone number of individual to be contacted 7) Evidence of authority to represent the owner 8) One eighth inch scale drawing of space being offered or Computer Aided Design (CAD) files with DWG extension. 9) Any other considerations that would be beneficial to the Government. Verbal responses will not be considered.
