The United States Government presently occupies office and related space at 2511 Jefferson Davis Highway, Arlington, Virginia under a lease that expires in September 2005. The U. S. General Services Administration seeks potential sources for office and related space consisting of approximately 377,882 BOMA rentable sq. ft. The space should yield approximately 314,902 BOMA usable sq. ft. Additional requirements may include contiguous office space, fifty-two (52) official on-site parking spaces, secured access and after-hour access. Space must meet the Federal Governments standards for fire and life safety, be fully ADA accessible, and located outside a 100-year floodplain. LEASE TERM: 5 years firm term with a 5 year renewal option, cancelable anytime after the 6th year upon 180 day written notice. Expressions of interest should include the following: 1. Building name and address 2. Method of measurement used to determine square feet (include common area factor) 3. Rental rate for a fully serviced lease 4.
