Requirement: The General Services Administration is seeking to lease prestigious ground floor contiguous office space consisting of a maximum of 18,631 rentable square feet. The space must yield a maximum of 17,093 ANSI/BOMA Office Area square feet. Support columns in the open area shall be no closer than 20 feet, center to center, or from wall and no more than two feet square. The space must be fully serviced; comply with the Federal Government's fire, life safety, and handicap accessibility requirements; and be altered to meet tenant agency specifications. Parking: Forty-seven (47) parking spaces must be available either on-site or within a two block area with four spaces designated for official use. Restricted or metered parking of one hour or less does not meet the parking requirement. Public transportation must be available within two blocks of the space. Setback: A setback of 20 feet from any public roadway or vehicle access is required when new construction is proposed. The setback distance is from any motorized vehicle access to the building. Delineated Area: The space must be within the city limits of Amarillo with preference for the Central Business Area. Occupancy: Space must be ready for occupancy no later 120 days after award. Lease Term: The rental term shall be ten (10) years with the Government having the right to terminate the lease at any time by giving at least 120 days notice in writing to the Lessor. No rental shall accrue after the effective date of termination. Owners, brokers or agents may offer space or sites for consideration.
