The project proposes to operate a cannabis non-volatile manufacturing business at 5537 Satsuma Ave., N. Hollywood, CA 91601 (APN 2416-013-011). The building is 5,000 sq ft on 0.16 acres. The parcel is flat, and the property provides a paved parking lot and does not host ornamental vegetation. The subject site is a fully developed lot within the North Hollywood - Valley Village Community Plan Area, Council District 2. The lot is approximately 148 feet deep with a width of 46 feet along Satsuma Avenue. The industrial/warehousing building was constructed in 1964 and is proposed to be maintained. The site has a Limited Manufacturing land use. No physical changes to the site are proposed. Abutting uses include a one-story 5,000 sq ft industrial/warehousing building to the north and a one-story 5,000 sq ft industrial/warehousing building to the south. The immediate area along N. Satsuma Avenue. is predominantly developed with light/limited manufacturing and commercial uses.
