The Davis Waldorf School has operated at its existing 5-acre campus within the City of Davis (APN 035-470-012) since 1992. In early 2026, the Association for Waldorf Education in Davis purchased the adjoining 2-acre property to expand and improve their programs and facilities. The proposed project is a request for Major Use Permit to allow the ±2-acre Agricultural Intensive (A-N) zoned parcel at 25283 County Road l00A to function as part of the Davis Waldorf School campus. The parcel contains a primary dwelling and an ancillary dwelling (cottage), a greenhouse, and swimming pool. The swimming pool will be removed under proper permits for student and staff safety. No expansion of the dwelling or cottage is proposed. The existing residence will be reused for administrative offices, a library, meeting space, staff break area, and handwork programs serving the school's existing student population. Internal renovations to ensure accessibility requirements are met will be required and reviewed through the County's building permit process. The second dwelling on the site (referred to as the cottage) would remain for residential use and may be offered as staff housing.
Educational agricultural activities would be conducted outdoors on the parcel, consistent with typical small-scale agricultural uses in Yolo County. Access to the property is off County Road I 00A and is proposed as an administrative staff entrance. Student drop-off and parking operations will remain on the existing campus, which will be connected via a new accessible pathway. Site disturbance would be minimal and largely limited to trenching for potential utility connections and construction of the accessible pathway from the existing campus to the project site.
