Repair the exterior of the 21,000SF MMB. The focus of this project is the siding repairs, to ensure a watertight exterior envelope. The brick façade and/or windows are also a potential source of water intrusion and need to be assessed and repaired. The project includes localized roof repairs, replacing rake and cornice trim with new cellular PVC trim with similar profiles, and providing new gutters and downspouts. Include carpentry repairs and new flashing to close up open joints. At the north side of the boat bay entrance, above the copper pan roof, remove siding to permit installation of new copper or stainless steel flashing that closes the open joint, and reinstall/replace siding. Work at the main block and boat bay entrance is a priority; the roof at the 1-1/2 story wing could be an optional bid item or done later. Also, investigate other sources of potential water intrusion, and repair as needed.
