The construction, use, and maintenance of a conversion of existing crawl space into habitable space measuring approximately 746 square feet and the addition of a covered balcony on the lower floor plan of 85 square feet. The cumulative floor area on the site will total 2,962 square feet on a 6,265.4-square-foot developed lot that is within the Mount Washington-Glassell Park Specific Plan area. There are three (3) Protected Trees, zero (0) Significant Trees, and zero (0) Trees in the Public Right of Way and zero (0) Trees are proposed for removal. The Arborist Report was prepared by Killian Vendler, Certified Arborist License #WE-14059A dated June 19, 2025 and was reviewed and stamped by Urban Forestry Division staff on July 17, 2025. This environmental analysis does not authorize the removal of any street trees without the prior approval of Urban Forestry, in compliance with LAMC Section 62.9169 and 62.170 and their applicable findings.
