5201 Airline Highway and 111 Best Road Project

The 5201 Airline Highway and 111 Best Road Project is a San Benito County initiative involving two separate subdivision applications for the approval of Tentative Maps. The first application, PLN250035, proposes to subdivide approximately 235 acres at 111 Best Road into four parcels and one remainder parcel. The second application, PLN250046, involves the subdivision of approximately 198 acres at 5201 Airline Highway into four parcels and one remainder parcel. In total, the project encompasses approximately 433 acres and will result in the creation of 10 parcels. While four of the proposed parcels contain existing residential structures, the remaining six parcels are currently vacant. Although no immediate construction is planned, the project evaluation accounts for the future potential construction and operation of single-family residences on the six vacant lots permitted by existing zoning. The project is undergoing an environmental review process through an Initial Study/Mitigated Negative Declaration (IS/MND) to determine if a full Environmental Impact Report is required under CEQA guidelines. This assessment includes evaluating potential impacts related to biological, archaeological, tribal cultural, and noise resources, with specific mitigation measures identified to address these concerns. As part of the formal process, the County has issued notifications to the Amah Mutsun Tribal Band regarding tribal cultural resources in compliance with Assembly Bill 52. A public review period for the Draft IS/MND is scheduled to run from October 1, 2026, through November 2, 2026.
