5201 Airline Highway and 111 Best Road ProjectThe 5201 Airline Highway and 111 Best Road Project is a San Benito County initiative involving two separate subdivision applications for the approval of Tentative Maps. The first application, PLN250035, proposes to subdivide approximately 235 acres at 111 Best Road into four parcels and one remainder parcel. The second application, PLN250046, involves the subdivision of approximately 198 acres at 5201 Airline Highway into four parcels and one remainder parcel. In total, the project encompasses approximately 433 acres and will result in the creation of 10 parcels. While four of the proposed parcels contain existing residential structures, the remaining six parcels are currently vacant. Although no immediate construction is planned, the project evaluation accounts for the future potential construction and operation of single-family residences on the six vacant lots permitted by existing zoning. The project is undergoing an environmental review process through an Initial Study/Mitigated Negative Declaration (IS/MND) to determine if a full Environmental Impact Report is required under CEQA guidelines. This assessment includes evaluating potential impacts related to biological, archaeological, tribal cultural, and noise resources, with specific mitigation measures identified to address these concerns. As part of the formal process, the County has issued notifications to the Amah Mutsun Tribal Band regarding tribal cultural resources in compliance with Assembly Bill 52. A public review period for the Draft IS/MND is scheduled to run from October 1, 2026, through November 2, 2026.

Tentative Parcel Map No. 2907 Jess Project
Solicitation # TPM 2907 Jess Project
The Tentative Parcel Map No. 2907 Jess Project, managed by the Amador County Planning Department, involves the division of a 215.46-acre parcel located at 6780 Martin Lane in Ione, California, into two separate parcels of approximately 22 and 193.46 acres. This land use action includes a General Plan Amendment to change the designation from Agricultural to Industrial, a Zone Change from Exclusive Agriculture to Special Use and vice versa, and an amendment to California Land Conservation Act Contract #412. The project has undergone environmental review under the California Environmental Quality Act, resulting in a Mitigated Negative Declaration and a Notice of Determination filed on September 22, 2026, confirming that the project will not have a significant effect on the environment provided specific mitigation measures are implemented. Key requirements for the project include the submission of a final parcel map and public report, as well as surveys conducted by a licensed land surveyor or registered civil engineer. The applicant must provide irrevocable offers of dedication for a 25-foot fee right-of-way along Iristown Road and Spagnoli Mine Road, and establish utility easements per County Code. Environmental compliance mandates include biological and rare plant surveys prior to construction, the establishment of avoidance zones for special-status species, and the implementation of erosion control best management practices to protect wetlands. Additionally, the project must adhere to California Health and Safety Code Section 7050.5 regarding the discovery of human remains. Monitoring and oversight are distributed across the Amador County Building Department, the Surveyor's Office, and the Department of Transportation and Public Works.
