Full Description
The scope of work provides for investigation and correction of water infiltration in Alumni Hall. The water infiltration has caused severe corrosion of a steel structural beam, and the beam needs to be structurally analyzed and may need repair or replacement. The scope also includes demolition of interior walls and finishes in the affected areas. The project includes the renovation of the existing 33,500 square foot lower level as required to mitigate multiple locations of water intrusion. The building is approaching 50 years in age and has suffered multiple water events that have impacted department faculty office use and classroom availability. With the recent completion of the Health Sciences Building in 2025, the School of Nursing was relocated out of Alumni Hall, thereby freeing up space to relocate the Department of Psychology from the lower level to the former School of Nursing space upstairs.
The Department of Psychology currently occupies most of the lower level and is the department most directly impacted by the water events. The Attention and Behavior Clinic has already relocated upstairs. Once the rest of Psychology relocates by this coming winter, the lower level will be free of all academic units to fully investigate and mitigate water intrusion issues. Expediting the effort as much as possible to take advantage of breaks and avoid major disruptions in an academic building will be critical.
Once the water intrusion has been identified and corrected, the scope includes converting the lower level to instructional classroom spaces if funding allows.
Project Program - The project program includes investigations and remediation of the existing lower level to locate and prevent future water intrusion. See below for additional details:
- Remove existing interior walls, ceilings, and flooring in the office and classrooms spaces. - Field investigate multiple areas of intrusion, previously discovered and yet unknown. - Complete testing and abatement of hazardous materials in the lower level as required to make repairs. - Complete repairs as required to address the issues discovered. This could include exterior and interior construction as determined by the investigation results. - Build out the lower level for instructional classrooms spaces if budget allows. Hazardous materials may be encountered. The A/E shall assess the project for eligibility under applicable utility incentive programs, energy grants, rebates, and other funding opportunities. The A/E shall identify all qualifying programs and shall prepare, coordinate, and submit all required applications, calculations, supporting documentation, and related materials necessary to obtain available incentives for the project.
The A/E is encouraged to include independent cost estimators on their teams to verify estimates are in line with current market conditions to avoid project bids that exceed the available funding for the project. The A/E estimates should be updated and verified at each stage of the project in accordance with the Design and Construction Manual. Designers are reminded that their Professional Services Agreements make them responsible for providing a design that is within budget, and they can be held responsible for redesigning the project should the bids received exceed project funding. If applicable, the design will need to comply with the Illinois Stretch Energy Code.
