The Commonwealth of Massachusetts, through the Division of Capital Asset Management and Maintenance (DCAMM), is soliciting proposals for a ten-year office lease to accommodate the Massachusetts Teachers’ Retirement System (MTRS). The agency is seeking approximately 3,300 usable square feet of office space, though proposals between 2,800 and 3,800 square feet will be considered. Eligible locations are limited to Agawam, Chicopee, East Longmeadow, Holyoke, Longmeadow, Ludlow, Springfield, and West Springfield, with specific boundary restrictions for Holyoke and Springfield as defined in map attachments C-5 and C-6. The selected premises must adhere to strict technical specifications for millwork, signage, and finishes, and must comply with ADA guidelines and the Massachusetts State Building Code. Key contractual requirements include a standard ten-year lease term, a Subordination, Non-Disturbance, and Attornment Agreement to protect lease rights during mortgage foreclosures, and certifications regarding tax compliance and the use of undocumented workers.
