REQUEST FOR LEASE PROPOSALS FOR OFFICE SPACE IN LEXINGTON COUNTY FOR THE SOUTH CAROLINA DEPARTMENT OF CHILDREN’S ADVOCACY

The South Carolina Department of Administration is soliciting lease proposals for office space in Lexington County to support the South Carolina Department of Children’s Advocacy. The state requires approximately 2,600 to 3,000 rentable square feet, with an expected occupancy date of March 1, 2027. The desired space must include private offices, a conference room, a temperature-controlled IT room of approximately 40 square feet, and 24/7 access with operational after-hours and weekend HVAC. Technical requirements include CAT-6 certified cabling and square footage calculations based on the ANSI/BOMA-Z65.1-1996 standard. Proposals must be submitted using form FMPS-202E and include a proposed floor plan by 4:00 PM on October 2, 2026. The state prefers gross leases that encompass all operating expenses, including utilities, janitorial services, and maintenance. Landlords are responsible for all costs associated with ADA compliance and must provide pricing options both with and without the provision of workstations. Proposed lease terms should be provided for 3, 5, 7, and/or 10-year durations. Evaluation will be based on cost analysis, responsiveness to requirements, and space efficiency. The use of the Standard State Lease form is required, and any direct contact with the Department of Children’s Advocacy is strictly prohibited and may lead to automatic disqualification.
