Special Instructions: Home is a 3-bed, 1 bath pier and beam frame home approx. 1200 sq. ft. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. Rough Carpentry: Build a 5' wide flat landing from the front of the porch out Approx. 7' and make 90-degree turn out toward the parking area the flat land will need anchored to the existing concrete porch. Use only pressure-treated ground contact lumber and deck screws on the porch, ADA ramp and handrails. Ramp and handrails will require spindles at 4” on center, handrails are to be rounded at the ends and sanded with no sharp edges left. Joists are to be 16” on center, post is to be concreted in a min. of 2' deep 4"x4" 5' OC, all frame and deck material is to be 2"x6", the ramp is to have a concrete landing as wide as the ramp that the frame material will set on and 4' out from the end of the ramp ground level a min. of 4" thick. Ramp is to be built to ADA Specs with a min. 36" width in the clear. (Approx. 24' of ramp)
Special Instructions: All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
