Architectural Services

Thescope of work required under this request includes the provision of Architectural Services for the following:HVAC:§ Replacement of the chiller and air cooled condenser based on itscurrent age § Air handling unit repair and/or part replacement§ Replace electric steam humidifier in mechanical room§ Replacement of two exhaust fans§ Building Automation System upgrades§ Establish concrete base for existing propane fuel tank on propertyPLUMBING: § Review of sump pump system, basin, pumps and piping, and possibleinstallation of oil interceptor§ Replacement of toilet fixtures in two washrooms, and verificationthat code requirements are being met for wastewater§ Installation of wall-mounted water fountain/bottle fill stationELECTRICAL:§ Replacement of existing interior fluorescent lighting with new LEDfixtures§ Repair, replacement and/or relocation of several power and datareceptacles throughout DOORS & WINDOWS:§ Replace outer set of double-leaf doors at the main entrance§ Replacement of weather stripping for all exterior doors§ Installation of new interior office window frame and door (existingopening)§ Minor demolition to remove non-structural partition wall at entranceto exhibit gallery, and at entrance to theatre space§ Replacement of door and hardware in basement collections storage§ Installation of window inserts in rear exterior double-leaf doorBUILDING ENVELOPE:§ Refurbish the exterior curtainwall and waterproof concrete sills.Painting of exterior window frames and doors. BUILDING SHELL:§ Waterproof foundation wall to floor slab joints at masonry walls andfront entrance vestibule. Review and replacement of perimeter weeping tile.Establish gravel/stone perimeter around building foundation. Review andwaterproof entrance walkway.PAINTING/FINISHING:§ Minor painting of walls, frames, doors, ceilings and bulkheads - and repair of former water damage asrequired throughout.The scope of work will also include a review to determine if further modifications to theHVAC system are required (over and above those recommended through the BCA andengineering review) to facilitate the relocation of office spaces as part ofthis renovation and ensure that the museum can meet standards related to stabletemperature and relative humidity.
