The General Services Administration (GSA) is procuring General Construction Services for the Armed Forces Retirement Home (AFRH) Sheridan Building Renovation. This project is being conducted as a full and open competition using the tradeoff method to ensure the best value to the government. The Sheridan Building is an occupied, eight-floor, 387,350 SF facility originally constructed in 1962. It is situated on the 272-acre AFRH campus at 3700 N Capitol Street NW, Washington, DC 20011, which is recognized as a historic district on the National Register of Historic Places.



The renovation is designed to transform the Sheridan Building into a modern residential facility providing 354 spaces for both independent and assisted living. These resident rooms will feature kitchenettes, ADA-compliant bathrooms, living spaces, and bedrooms, with unit sizes ranging from approximately 275 to 800 sq. ft.. The project will be executed in phases, with Area A (Base Bid) focusing on the North portion of the building and Area B (Option) focusing on the South, and Generator Replacement (Option).
