AI Contract Overview
California Polytechnic State University, San Luis Obispo, in collaboration with The Whiting-Turner Contracting Company, is seeking qualified trade contractors to participate in the construction of the Cal Poly Student Housing Program. The scope includes a specific focus on the Plaster System, with interested parties instructed to request prequalification documentation directly from Whiting-Turner. The program aims to address the growing housing demand by developing three new student housing projects at North Mountain and K-2 parking sites, alongside renovating six existing residential halls at the South Maintain site. The initiative is planned as a phased approach over ten years, with design beginning in January 2024, to minimize campus disruption and ensure continuous student housing availability. The preliminary cost estimates for the new construction projects range from approximately $175 million to $275 million each, while renovation projects are estimated between $24 million and $31 million each. The overall program is part of the 2035 Master Plan, which envisions nearly 15,000 beds to accommodate first-year, transfer, and returning students. The solicitation emphasizes strategic project sequencing to balance construction progress with campus life, and responses to the qualification request are due by August 26, 2025. Interested contractors can find additional details and respond through the designated contact, Julie Moore, via email or the provided online portal.

PROGRAM SCOPE: The 2035 Master Plan accounts for nearly 15,000 beds of student housing to accommodate the first and second year live-on requirements as well as maintaining housing for transfer and returning upper division students. To begin to meet this need, Cal Poly intends to design and construct three (3) new student housing projects at the current North Mountain and K-2 parking sites and renovate six (6) existing residential halls at the current South Maintain site. Presently, the intent is to use a phased approach for three new construction projects and six renovation projects over the course of the ten-year program, starting design in January 2024. Projects would be completed strategically to reduce the impact to campus life and allow for students to continue with no interruption.
Preliminary design-build cost estimates for the three new housing projects range from $175M to $275M each, with the six renovations projects ranging from $24M to $31M each.
