The City of Henderson, Nevada, (“City”) is soliciting responses from qualified construction managers/general contractors (“Proposer”) for the performance of Construction Manager at Risk (“CMAR”) services to construct a new Bird Viewing Preserve Visitor Center (“Project”) in east Henderson, currently located at 350 E. Galleria Drive. The project was conceived in a 2016 masterplan document and will be partially funded by Southern Nevada Public Land Management Act (SNPLMA) grants.
Pre-construction services shall include constructability reviews, construction cost estimates, market availability / constructability advice, project analysis and feedback regarding materials, methods, systems, schedule, labor and other conditions affecting construction and subcontractor selection for development and construction of the Project. Add alternates may be considered, pending scope and budget availability.
Anticipated scope of construction to be evaluated shall include: a new Visitor Center (approximately 7,000sf) with classrooms/multi-purpose space, restrooms for visitors and staff, lobby/information area, vestibule, retail space with library, indoor interpretive area, covered outdoor interpretive area, and a gathering / exhibit space. The site improvements include a new entry drive to the project on the north side of the property, parking lot / bus staging area, installation of entry sidewalks, and paving interior trails.

Programming will be determined during the design/preconstruction phase with the selected design team and may be at least partially based upon funding availability.

The City’s construction estimate is between $7,500,000 and $8,000,000 (based on available funding).
