PROBLEM STATEMENT: B7260 has a history of leaks around the building. A leak study was performed 11/22 recommending several repairs around the building. PROPOSED SOLUTION: Comprehensive masonry repairs includes the removal of existing brick masonry and cast stone coping units, as well as adjacent roof panels, and the reconstruction of the exterior towers with reliable drainage wall assemblies consistent with the original design intent. The work will include the application of a water barrier on the outside face of the CMU backup and a combination of flexible membrane and sheet metal flashings to collect and divert incidental water that migrates through the brick masonry facade back to the exterior. New sheet metal flashings will direct water to the outside face of the tower and on to the steep slope metal roof panels. This scope will very likely require that temporary weather protection (a tent) be installed to allow adequate time to address existing building conditions and transitions between existing backup, face brick and cast stone, and roofing panels. Though moderately disruptive, this approach will likely minimize the frequency and cost associated with ongoing maintenance activities and have the least amount of impact on the building’s aesthetics.
