Boiler and Mini-Split

The Grafton Job Corps Center, operated by Adams and Associates, Inc., is soliciting a single lump sum subcontract for two distinct HVAC projects in Massachusetts. The first project involves the installation of two 3-ton high-efficiency R-32 mini-split air conditioning units in the Building 17 server room to replace a non-operational 2-ton unit. The second project requires the replacement of two central heating boilers in Building 7 with Weil-McLain Series 2 condensing hot water boilers, featuring 1,500 MBH input and 96% thermal efficiency. All work must comply with EPA, OSHA, and Massachusetts state and local codes, with specific certifications required for the boilers including AHRI, CSA, and ASME IV. Proposals are due by August 26, 2026, and must be submitted to Shelia Lozada. A pre-bid site walk-through is mandatory for eligibility. Award decisions will be based on best value, weighted by price (60%), quality and technical capability (20%), past performance (10%), and the proposed schedule (10%). Contractors must provide proof of general liability insurance of at least 1 million dollars per occurrence, automobile liability, and workers compensation. Final payment is subject to Net 30 terms and requires the submission of certified payroll records, a completed SF 1413, and a release of liens. The contractor must guarantee all workmanship for one year and provide specific warranties for the boilers, including a 10-year heat exchanger and 2-year parts warranty.
