Building 45 DPW Repair Renovation

The Army Contracting Command, Aberdeen Proving Ground Natick Division is seeking proposals for a single-award, firm-fixed-price design-build contract to perform the Building 45 DPW Repair Renovation at the U.S. Army Natick Soldier Systems Center in Natick, Massachusetts. This project involves the turn-key interior renovation of approximately 7,000 square feet of federal administrative space, requiring the contractor to advance a 35 percent conceptual design to 100 percent construction documents. The scope of work includes comprehensive MEP infrastructure upgrades, a fixed-budget HVAC replacement, fire protection installation, hazardous materials and asbestos abatement, and the installation of architectural finishes, windows, doors, and signage. The estimated project magnitude is between 2.5 million and 3 million dollars, with a performance period of 220 working days from the issuance of the Notice to Proceed. This procurement is 100 percent set aside for small business concerns under NAICS code 236220. Award will be based on the best overall value, with technical and past performance factors weighted as significantly more important than cost. Eligible offerors must maintain active registration in the System for Award Management and submit a proposal consisting of technical, past performance, cost, and administrative volumes by September 14, 2026. The contract is subject to the Davis-Bacon Act for wage determinations and requires the contractor to provide a qualified site supervisor and obtain performance and payment bonds. All work must comply with Unified Facilities Guide Specifications, the National Electric Code, and specific installation security and waste management protocols.
