Conditional Use Permit No. 190012, also known as PrimeSpace Self-Storage or Temecula Valley Self-Storage, authorizes the construction of a 125,781 square foot self-storage facility on a 6.98 gross acre lot located at the southwest corner of Winchester and Keller Road in California. The development consists of eight buildings, including one 1,172 square foot office building and seven storage buildings with sizes ranging from 1,525 to 76,744 square feet. The site features extensive parking capabilities, including 20 interior RV storage spaces, 32 outdoor RV and boat parking spaces equipped with an RV dump station, seven standard parking spaces (comprising one ADA and one EV space), and three dedicated loading and unloading spaces. The project was approved by the Riverside County Planning Commission on October 22, 2025, and a Notice of Determination was filed on October 27, 2025, certifying that the development will not have significant environmental impacts provided that required mitigation measures are implemented in accordance with the California Environmental Quality Act. Operational requirements specify that the facility will be open seven days a week from 8:00 a.m. to 6:00 p.m., with site access permitted from 7:00 a.m. to 7:00 p.m. Site operations will be managed by four employees per shift.
