Construction Management Services

The City of Pocatello is soliciting qualifications from licensed Idaho Public Works Contractors to provide construction management services for a partial remodel project located at 3034 Garrett Way, Pocatello, Idaho. The scope of work includes demolition of second-level offices, HVAC redistribution, a 2,700 square foot interior remodel, utility stub-outs, new water and sewer lines, and exterior improvements such as siding, signage, and a canopy. The selected firm will be responsible for cost estimating, bid solicitation, and full construction management from pre-construction coordination through project closeout. This procurement follows a Qualification-Based Selection process pursuant to Idaho Code 67-2320, meaning award decisions are based on professional qualifications rather than initial cost. The resulting contract will utilize modified AIA Documents A133-2009 and A201, with the selected manager required to provide a guaranteed maximum price upon completion of the design phase. Proposals must be submitted in a sealed opaque package containing one original and three copies, not exceeding fifteen pages, and delivered to the Pocatello City Clerk by 11:00 a.m. MST on November 19, 2024. Evaluation criteria include firm description, past performance, key staff qualifications, project approach, and proof of active Idaho licensure.
