Creekside at Woodlake Project

The Creekside at Woodlake Project is a forecast development by the City of Sacramento to subdivide a 7.29-acre lot into 29 residential lots and 4 additional lots for infrastructure, including private roads, water quality basins, and landscaping. The project involves the construction of 31 residential units, consisting of 27 single-unit dwellings and 4 duplex units, within the Single-Unit Dwelling (R-1) zone. The development is located at 1976 Edgewater Road in Sacramento, California, and is designed to maintain the existing on-site drainage creek. Comprehensive environmental and technical assessments have been conducted to support the project, including a Phase I Environmental Site Assessment, a Preliminary Geotechnical Investigation, and a Biological Resources Assessment. Additional studies include an Environmental Noise Assessment focusing on SR-160 traffic, a focused transportation analysis, and an air quality emissions report. An amended arborist report identifies the need to remove 66 trees with corresponding mitigation plans. The City of Sacramento has issued a Mitigated Negative Declaration and Initial Study, concluding that no significant environmental effects require an Environmental Impact Report under CEQA. A public review period for these findings was scheduled from August 6 to September 5, 2025.
