Development Agreement DA-25-1/Variance No/ 25-1

The City of Buena Park is advancing a major mixed-use development project on an approximately 8.63-acre site along Beach Boulevard, encompassing an 8.63-acre parcel designated for a new aquarium with an adjacent eatery totaling about 76,000 square feet, structured across two levels with a maximum building height of 35 feet, alongside a 42,000-square-foot butterfly exhibit and conservatory featuring its own eatery and a 30-foot maximum height. Additional commercial and retail space of roughly 5,500 square feet will be integrated into the site to support public engagement and local commerce. The full scope includes comprehensive site improvements such as a new parking lot, extensive landscaping, utility infrastructure upgrades, and enhanced street frontage measures including sidewalks, driveways, curb, and gutter along the 7711-7733 Beach Boulevard address. The project is being pursued under a Development Agreement and Variance, both submitted under DA-25-1 and V-25-1, and aims to serve as a regional attraction while benefiting local residents and the Buena Park business community through increased foot traffic, job creation, and enhanced community amenities. The project is spearheaded by Buena Park Boardwalk, LLC, with primary oversight from the City’s Community and Economic Development Director, Matt Foulkes, and is forecasted for public release in June 2026.
