Development Agreement DA-25-1/Variance No/ 25-1

Development Agreement DA-25-1 and Variance V-25-1 involve the development of an 8.63-acre site located at 7711-7733 Beach Boulevard in Buena Park, California. Carried out by Buena Park Boardwalk, LLC and approved by the City of Buena Park, the project features a 76,000 square foot aquarium with an eatery across two levels and a maximum height of 35 feet, a 42,000 square foot butterfly exhibit and conservatory with an eatery at a height of 30 feet, and approximately 5,500 square feet of additional commercial and retail spaces. The scope of work also includes comprehensive site improvements such as a new parking lot, landscaping, utility connections, and street frontage enhancements including sidewalks, driveways, and curb and gutter installations. The project is designed to benefit the residents and business community of Buena Park and requires the implementation of mitigation measures identified in the General Plan Environmental Impact Report to reduce project-specific impacts. Administrative oversight is managed by the City of Buena Park, with Matt Foulkes serving as the Community and Economic Development Director and Harald Luna as the Senior Planner.
