Development Agreement No. DA-25-1/Variance V-25-1

Development Agreement DA-25-1 and Variance V-25-1 involve the development of an 8.63-acre site located at 7711-7733 Beach Boulevard in Buena Park, California. The project, carried out by Buena Park Boardwalk, LLC and approved by the City of Buena Park, focuses on the construction of a 76,000 square foot aquarium with a maximum height of 35 feet and a 42,000 square foot butterfly exhibit and conservatory with a height of 30 feet. Both the aquarium and the conservatory will include eateries. Additionally, the project includes approximately 5,500 square feet of commercial and retail spaces. The scope of work extends to comprehensive site improvements, including the installation of a new parking lot, landscaping, utility connections, and frontage enhancements such as sidewalks, driveways, curbs, and gutters. The project is designated as an infill project and is claimed to be exempt from CEQA under Section 15183 and Section 15061(b)(3) due to a lack of significant environmental effects.
