SCOPE OF WORK: This is for a A/E design award full Building Renovation assuming 6% design cost. DD1391 is needed. a. Install new kitchenette to include counter, cabinets, exhaust fans and appliances. Replace carpet tile with new vinyl tile. Patch and paint all walls. b. Repair any spalling and cracks in the exterior walls, roof parapet and paint exterior of building IAW BEAP. c. Replace HVAC system water chillers, air handling units, clean existing fan coil units. Insure existing integral control system is operational. Perform a seasonal test & balance (TAB) of system. d. Repair any damaged areas on roof and coat with elastomeric roof coating. Replace roof exhaust fans, clean and repair down spouts as required. e. Install new GFCI outlets in bathroom and kitchenette area. f. Tint windows to reduce thermal rays and to reduce cooling cost. g. Upgrade fire alarm system to transmit all required signals (Alarm, Trouble, and Supervisory). The work should include upgrade/installation of audible/visual devices. Remove any Class II standpipes. Install new exterior fire doors and jambs. h. Install energy efficient LED lights with motion sensors in hallways, lounges, common areas to included interior and exterior stairwells. i. Replace telecom system j. Compatible with Smart Grid k. Relocate HVAC system to roof top. l. Replace all interior & exterior doors/frames m.
