The United States Department of Agriculture Farm Service Agency awarded a one-year firm fixed price lease extension to Mueller Family Partnership for office space located at 2303 Commercial Avenue, Anson, Texas. The agreement covers 5,370 usable square feet for a total value of 75,341.10 dollars, which calculates to 6,278.43 dollars per month or 14.03 dollars per usable square foot. The period of performance for this extension runs from February 1, 2009, through January 31, 2010. This award was granted without full and open competition under the authority of 41 U.S.C. 253(c)(1) and GSAM 570.402-4 because market surveys and internet searches failed to identify any other suitable locations within the delineated area that met the agency's immediate requirements. The extension was intended to ensure continued occupancy of the Jones County Service Center while the agency pursued a long-term space requirement. The Contracting Officer determined the costs to be fair and reasonable based on a comparison of prevailing market rents for similar office spaces in the region.
