Special Instructions: Home is a 3-bed, 2 bath pier and beam frame home approx. 1800 sq. ft. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Site improvements: The driveway needs to have the 20' culverts removed and install a 30'x 24" culvert cover with back fill dirt and cover that with 1/2" crushed rock and will need enough to repair the driveway up the hill where it is washing out. Will need approximately 2, 12 -Yard loads of gravel
Roofing: Gable, hip, or semi-hip roof. Remove all shingles, felt, roof jacks, drip edge, and attic ventilation. Re-nail or replace decking as needed, fill all ventilation penetrations. Install new 30-year architectural shingles, 30# felt, drip edge, roof jacks, high-heat roof jacks for any gas appliance penetrations, and flashing required to complete the job. Install new continuous ridge vent for proper ventilation (May require decking at peak to be cut to allow for proper ventilation). Caulk and seal as needed for complete and proper finish. Participant to choose color. Ensure all vent piping is properly attached at appliance upon roof completion.
Flooring: The VCT tile flooring in this home has come lose in a few spots and needs to be pulled up and reglued down and the homeowner said they have a few extra if needed kitchen area approximate 4'x5', the hall area, laundry room and master bedroom just a few pieces in each area
