FEDERAL ROOF, FLOORING, TILE CRACKED IN WALKIN SHOWER, DRIVEWAY WASHED OUT, CABINETS, COUNTERTOPS.
Special Instructions: Home is a 6-bed, 2-bath brick home, approx. 2400 sq. ft., shingle roof. Slab on grade All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. Any questions, please call. Property Manager - Lacey Dodds @ 508-642-6122 Inspector - David Trowbridge @ 580-775-8512 All work done must meet or exceed the 2019 IRC. All applicable licenses apply. It is highly recommended that contractors view the job before bidding. The contractor is responsible for all line locates and permits required. The contractor will be responsible for the cleanup and removal of all waste and restoring the yard to mowing conditions. The homeowner will select any/all colors used for the job. The contractor is responsible for all measurements and count of materials needed.
Roofing: Gable roof. Remove all shingles, felt, roof jacks, drip edge, and attic ventilation. Re-nail or replace decking as needed; fill all ventilation penetrations. Install new 30-year architectural shingles, 30# felt, drip edge, roof jacks, high-heat roof jacks for any gas appliance penetrations, and flashing required to complete the job. Install new continuous ridge vent for proper ventilation (May require decking at peak to be cut to allow for proper ventilation). Caulk and seal as needed for a complete and proper finish. Participant to choose color. Ensure all vent piping is properly attached at appliance upon roof completion.
Flooring: Remove existing floor covering throughout the home, prep floors, and install new glue-down luxury vinyl plank flooring. Pull toilet and install flooring up to the floor flange. Install all new trim required for proper fit and finish. The homeowner will choose the color.
Cabinets: Replace the existing countertops. Install new preformed laminate countertops. Approx. 20' Replace all the hardware on kitchen cabinets, draw slides and hinges, install new knobs and draw pulls.
Plumbing: Remove and replace the kitchen sink, strainers, faucet, supply lines with shut-off valves and drain lines. Homeowner can choose sink, no farm sink. Anything over $250 for material will be at homeowner expense.
Site improvements: Haul and spread approx. 35 cubic yards of driveway gravel over the existing driveway. Gravel shall be evenly distributed and graded to provide a smooth, uniform driving surface, approx. 3" in depth.
Windows: Remove and replace the broken window sash with a new window sash or replace entire window to match existing.
