Statement of Requirements: The Government requires office and related space yielding a minimum of 19,097 ANSI/BOMA office area (ABOA) square feet to a maximum of 20,052 ANSI/BOMA office area (ABOA). The proposed term of the lease is for ten (10) years, five (5) year firm term. The desired area of consideration is described in the Delineated Area above. Additional Requirements: - Contiguous Space is preferred. - Space located above the ground floor must be serviced by an ABAAS compliant elevator. - Basement or below grade space is unacceptable. - Buildings under consideration must be "Class A" buildings which are typically newer or recently refurbished and characterized by a full complement of on-site services. - Offered space must be in close proximity to public transportation. -The Government shall have access to the space 24 hours per day, seven (7) days per week. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. B.
