The General Services Administration is seeking a fully serviced office lease in Jacksonville, Florida, for a law enforcement agency. The required space must be between 8,436 and 8,858 square feet of contiguous area, with a firm term of 10 years and a full term of 15 years. The facility must provide 24 secured and covered parking spaces, either as surface or structured parking. Due to the nature of the tenant, the space must operate 24/7 with constant HVAC and cannot be located in a shopping mall, a high crime area, or in a 100 year floodplain. Specific security restrictions dictate that the space cannot be on the first floor or the top floor if rooftop access exists, unless it is a free standing building leased exclusively to the GSA. Additionally, the building must not have public or metered parking within, below, or immediately adjacent to the premises. The offered space must comply with all government standards for fire safety, accessibility, seismic, and sustainability. New construction is permissible provided that permits have been obtained or construction has already commenced.
