The General Services Administration awarded a lease for professional office space in Reidsville, North Carolina, under solicitation 8NC2193. The requirement specified a contiguous space of exactly 5,168 ABOA square feet on a single floor, with a total lease term of 10 years, including a 5-year firm period. The facility was required to be fully serviced and meet strict government standards for fire safety, accessibility, seismic stability, and sustainability, while remaining outside of the 100-year flood plain. The selection process emphasized a professional environment with specific location restrictions, prohibiting sites near industrial zones, railroad tracks, or businesses that produce strong odors or high traffic fluctuations, such as bars and nightclubs. Accessibility was a priority, requiring direct street access and the presence of traffic signals for sites on high-traffic roads. Additionally, any space above the ground floor was required to be serviced by two handicapped accessible elevators, and on-site parking had to meet local codes or a ratio of one space per 200 RSF.
