The General Services Administration (GSA) is seeking to lease flex space totaling approximately 14,568 to 14,668 square feet in the Brownsville/Harlingen area of Texas, within a specifically delineated geographic boundary. The desired space includes a combination of office (6,138 sq. ft.), warehouse (4,630 sq. ft.), and hangar (3,800 sq. ft.) areas, with a total of 41 reserved surface parking spaces. The lease term is established for 17 years, with 15 years firm and no options for extension. Critical requirements for the office space include 24/7 accessibility, location on the second floor or higher (with certain exceptions for first-floor space), secure entry, and strict restrictions on colocation with agencies or private firms linked to criminal elements, parole/probation, drug rehabilitation, social services, halfway houses, or residential units. For the warehouse component, the facility must have a minimum 20-foot ceiling height, a 50-foot setback from roads and adjacent properties, a 40-foot turning radius for tractor-trailers, appropriately sized dock doors and loading dock areas, and solid concrete walls reinforced with steel, with no exterior or interior windows along the perimeter. The offered space must comply with government standards for fire safety, accessibility, seismic considerations, and sustainability, and cannot be located within the 1-percent-annual chance floodplain. Compliance with telecommunications prohibitions under Section 889 of the FY19 National Defense Authorization Act is also required. Interested parties are invited to submit expressions of interest by January 30, 2026, with market surveys and expected occupancy dates in early 2026 and 2027, respectively. The primary contacts for leasing and contracting are identified for further correspondence.
