Public Advertisement for an Expression of Interest (EOI) INVITATION TO SUBMIT AN EXPRESSION OF INTEREST (EOI) AS TO THE AVAILABILITY OF SPACE FOR LEASE IN THE CITY OF FREDERICTON, NEW BRUNSWICK FILE NUMBER 81003684 Public Services and Procurement Canada (PSPC) is asking interested parties to provide information for a potential lease of space that meets the following criteria: Section A: Lease Components • a lease term of approximately ten (10) years, commencing on or about March 1, 2029, with a right of early termination anytime on or after March 1, 2037, provided written notice is given at least 12 months prior plus an option to extend the lease for two (2) additional period of two (2) years each;  approximately 851.5 usable square metres (um2) of contiguous office space,  one (1) reserved parking space. An additional forty three (43) parking spaces are required in the event no commercial or municipal parking is available within 500 metres (measured by existing sidewalks and crosswalks);  the proposed space must be available approximately twenty-nine (29) weeks prior to the above-noted lease commencement date so all space(s) may be prepared for occupancy; • the proposed space must be located within the City of Fredericton, New Brunswick. Buildings located in agricultural, residential, or industrial areas will not be considered. Buildings located in flood plains will not be considered;  the proposed space may be located in either existing buildings or buildings to be constructed, and should satisfy or be capable of satisfying the following criteria 1. The proposed space must be a single contiguous block of space on a floor and unobstructed; 2. The building containing the proposed space should be located in an area of high visibility, as determined by PSPC; 3. The building containing the proposed space must be served by public transit and transit stop must be located within 500 metres walking distance of the nearest entrance to the building and have municipal sidewalks leading from the transit stop to the building; 4. The building containing the proposed space shall have a loading area which in the sole opinion of PSPC is conveniently accessible to the premises; 5. The proposed space shall have column spacing which allows for a functional office space in accordance with the user’s design guide. The determination of whether the space provides for a functional office layout is in PSPC’s sole determination; 6. The proposed premises must have a minimum ceiling clearance. 7. The minimum wall length to width ratio should be 3:1; 8. The building containing the proposed space shall have an acceptable space for the installation of a bicycle rack.  on or before the lease commencement date, the proposed space will have to comply with all requirements contained in PWGSC’s Standards for Leased Accommodation, a copy of which may be obtained from the contact listed in Section F;  PSPC may not consider spaces or buildings that do not provide an acceptable configuration, are located in proximity to sites with incompatible usages, do not meet PSPC’s and/or the intended user’s safety or security requirements, or are not currently properly zoned.
