It is a four-storey wood-framed apartment building originally construction in 1982. The building provides 79 residential units to senior citizens. There is one (1) existing hydraulic passenger elevator with two (2) cars. The elevator is original to the building. The successful Bidder will require to provide labour, materials, products, equipment, and services necessary for the modernization of the elevators in compliance with all relevant codes and barrier free access under Appendix E of CAN/CSA B44:16. The elevator systems shall be non-proprietary systems nor shall proprietary tools be required to maintain and repair the elevator systems – replacement parts shall be cost effective and readily available. Down time for each elevator will be a maximum of eight (8) calendar weeks. The Operator will be responsible for any tenant assistance and management during the project, not the Contractor.The successful bidder/contractor who completes the modernization work will perform the required maintenance services for 1-year warranty period. This is to be included in the base bid price. Maintenance service contract with the successful bidder/contractor is to be provided as a Separate Price item, Appendix C4 (maximum of 5-year term). This will be used as reference if the Owner chooses to sign-up for a maintenance contract after the 1-year warranty period.Exclusion of United States Based SuppliersSuppliers based in the United States are excluded from responding to this ITT. The Owner and/or BC Housing reserve the right, at its discretion, to allow United States based suppliers to respond, in the event no reasonable alternatives are available.The successful Bidder must cascade this requirement to subcontractors and suppliers engaged in the performance of the resulting contract.
