BC Housing reserves the right, at its discretion, to allow United States based suppliers to respond, in the event no reasonable alternatives are available.The successful Bidder must cascade this requirement to subcontractors and suppliers engaged in the performance of the resulting contract. The successful Bidder shall be responsible for verifying and demonstrating compliance with this requirement and shall provide evidence of such compliance upon request by BC Housing.This ITT is an invitation to submit quotations for the provision of a Prime Contractor for a complete elevator modernization and related mechanical/electrical systems renewal at 325 Keefer Street, Vancouver British Columbia. Many of the building components are original to the construction of the building in 1970 and this includes two (2) unit service traction elevators which are original 1500 lbs., and 2000 lbs., Electric Otis. These elevators are at the end of its life cycle and are currently having operational issues in reliability, safety, performance and comfort, hence a full modernization/modification is required. Chau Luen Tower located at 325 Keefer St., Vancouver, BC is owned and operated by the Chau Luen Kon Sol Society of Vancouver. It is a thirteen-storey reinforced concrete apartment originally constructed in 1970. The building provides 81 residential units for senior citizens. There is two (2) existing traction passenger elevator in operation which is original to the building and modernized in 2002.As Chau Luen Tower caters and served as an elder facility as well as to ensure that the facility and the society have a proper functional elevators and related mechanical/electrical systems are of the utmost importance, hence the need for full elevator modernization/modification as well as related mechanical/electrical system renewal, the repairs/replacements in the attached specifications will be included in this project. Please note that this work will be completed while the building is fully occupied and a plan to minimize the disruption to tenants must be in place prior to mobilization.The summary of base scope of works includes but not limited to the following and as further set out in Appendices as follows. Prime Contractor Mechanical and Electrical Upgrading of two (2) existing Elevator and Full Cab Modernization Mechanical Work in the Elevator Machine Room Related Electrical Work and Fire Alarm Upgrades All scope as outlined but not limited to Apex Specifications Section 01 00 00 Item 1.2 Project Scope.Commission and verify all equipment in accordance with BC Housing Commissioning Guidelines, Option 3 Independent Mechanical Commissioning hired by Owner.Work shall begin as soon as the Building Permit is issued, and the contract is signed.This is a public solicitation issued through BC Bid.
