The Inter-American Foundation is seeking expressions of interest for leasing office and related space within a specified area in Washington, DC, bounded by 12th Street NW, P Street NW, Pennsylvania Avenue NW, and 22nd Street NW. The required space ranges between approximately 12,553 and 13,180 ABOA square feet, including roughly 290 square feet for storage, with parking for one reserved space included in the rent. The lease term is firm for five years with an option to extend for an additional five years. Important criteria include that the space must be contiguous on a single floor, have plumbing for a breakroom kitchen, provide secured bicycle storage, gender-specific locker rooms with showers, and must not include below-grade space except for storage. Additionally, the building’s main entrance must be within a 2,640-foot walk of a Metro station, accessible by paved, handicapped-accessible pedestrian pathways. The lease requires a full-service arrangement and must comply with all applicable federal and local building codes and standards, including fire safety and accessibility. The government currently leases office space in the area but is exploring alternatives if more cost-effective options become available. A key factor in the decision will be a cost-benefit analysis considering relocation expenses and potential downtime. Submissions must include detailed property and lease information such as building details, tenant improvement allowances, availability dates, floor location, square footage, rental rates, amenities, parking availability, and contact information. Expressions of interest must be submitted in writing by November 30, 2015, and should be directed to the tenant broker JLL, with copies to the Inter-American Foundation. Offers from owners, brokers, or agents are acceptable, provided the agents have authorization from the building owner. The anticipated lease commencement date is April 2017.
