This Request for Annual Requalification (“RFAR”) is Pursuant to Section 1.3.2 (Annual Requalification Process) of RFSQ# 24-25-1409 (“RFSQ”), the University hereby provides formal notice of the re-opening of the 2026 Annual Requalification and Roster Refresh process. • The University wishes to be a key partner in efforts to revitalize and contribute to city and community building, particularly in the development and/or renewal of increased residential capacity in Edmonton. • The University envisages active collaboration with a variety of industry partners that can grow over the next 4 academic years and beyond to support the University’s growth and housing needs. Starting in fall 2025, the University have phased in options to expand suitable housing for students, primarily, but may also include faculty, staff, and alumni. • The University is not interested in owning, operating or maintaining additional residences and is not seeking funding for new construction. The vision is to collaborate with developers and/or property managers to source a set volume of housing units (beds) per year at competitive pricing, with maximal flexibility and options. The housing units shall be proposed by the University to their student for a possible direct lease between the Qualified Suppliers and the interested students. ○ The University will not be entering into any head lease or master lease agreements. ○ The University does not wish to manage third-party leases nor work as an intermediary between students and the housing market. ○ The University will not be entering into any rental agreements for students under this housing program. ○ The University would enter an agreement with the developer, and a student would enter a completely separate and unrelated lease agreement with the developer. ○ To be clear, the legal relationship between the students and their housing landlords would be completely separate from the relationship between The University and the Awarded Supplier. • The objective of RFAR is to qualify developers and/or property management companies to be identified as potential collaborators to meet housing needs. This competitive process is intended to qualify vendors who can deliver appealing housing options in a timely manner on annual basis over the University academic years starting September 01, 2025, to June 30, 2030. • Housing options may include but are not limited to: ○ Suite: Private bedroom and private bathroom with shared common areas on floor including kitchen and dining area. ○ Studio: Private bedroom/living space, private bathroom, private kitchen, with shared common areas on floor or within building. ○ Shared Apartment: Private bedroom, with shared bathroom with roommates, shared kitchen with roommates, shared living room with roommates. ○ 1-Bedroom: Private bedroom, private living space, private bathroom, private kitchen, with shared common areas on floor or within building. ○ 2-Bedroom: 2 Private bedrooms, private living space, 2 private bathrooms, kitchen, with shared common areas on floor or within building.
