The SSO Locker Building (Bldg. 205) serves as the sole ready gear locker/wet room facility at Sector New York. The building is a single story 5291 SF prefabricated modular structure constructed in 2006 on a concrete block foundation with a flat roof and surrounded by a faux brick skirt. The building contains Male and Female locker rooms, heads, wet rooms and storage spaces. The roof has numerous leaks. The fire alarm system no longer functions (due to water intrusion) and the building lacks emergency egress signs and modern lighting. The building (essentially a large locker room/head) is not ventilated (non-code compliant construction) and contains a continuous strong musty odor. The ½” thick exterior brick facade architectural panels are peeling away from the building. The wooden access staircases and doors are rotting. The vinyl flooring has rips and gashes throughout caused by the flexing of the poorly supported under flooring.
SCOPE: Summary: This project will replace the roof and façade, replace the entryways, add ventilation, replace the fire alarm and replace the flooring/sub-floor.
