3 GAS HEATERS ARE CURRENTLY TURNED OFF DUE TO CONDENSATE IN EXHAUST PIPE. REFERENCE MSR 21275246...SWIB'D 3-10-2022 MECHANICAL CONSULT CONDENSATE ISSUES ARE CAUSING DAMAGE TO 3 DIFFERENT CEILING'S WHEN RUNNING. HOFFMAN MECH SENT OUT A CERTIFIED BOILER MECH. PLEASE SEE HIS COMMENTS BELOW. Let this email serve as a summary of my findings today at Building V-47 in regards to the infrared gas heaters in the service bay areas. After speaking with the building manager, the issue is that when the heaters are operational, condensate is leaking from the flue pipes down onto the ceiling inside the office/common areas. This comes from two scenarios. If the flue pipe does not pitch properly back towards the heater, the flue becomes a trap and will hold moisture. The other issue is with twist and lock B-Vent flue piping, the joints are not water-tight and nor are they designed to be. Moisture trapped in the pipe can leak through the joints. I recommend abandoning the flue pipe in the building and running new B-Vent straight up behind the steel beam above the heaters and out the side of the building via removing a small glass window pane. A custom panel can be made for pipe-penetration to re-route the flue and this will fix the issue. NSWC FUNDED
