UNIQUE QUALIFICATIONS OF THE CONTRACTOR This acquisition is for the continued and exclusive use of the parking garage located at the NCI Shady Grove (SG) campus. The garage was built specifically for the tenants of the building located at 9609 Medical Center Drive. The garage, located at 9613 Medical Center Drive, is adjacent to the building. There are approximately 2,500 employees working at the NCI Shady Grove building and an estimated 1,800 daily users of the parking garage. USGBF NCI, LLC is the sole proprietor and lessor of the parking garage. NCI is unaware of any other entity that can provide the required parking garage services within a reasonable radius of the NCI Shady Grove campus. The next closest parking garage is about 0.5 miles from the NCI Shady Grove Building. It is located on the Adventist HealthCare Shady Grove Medical Center campus. The distance to this garage is inconvenient for NCI employees and the garage is primarily for Adventist HealthCare patients, employees, and visitors.
