Playa Vista Public Storage Redevelopment Project

The Playa Vista Public Storage Redevelopment Project, identified by CEQA Case No. ENV-2024-116-MND, involves the development of a 143,393 square-foot lot located at 12681 W. Jefferson Boulevard in Los Angeles, California. The project focuses on the construction of a new three-story mixed-use building over a basement on a previously undeveloped 0.57-acre western portion of the site. This new structure will add approximately 82,324 square feet of floor area, comprising 3,959 square feet of retail space and 78,365 square feet of mini-warehouse use, with a total height of 44 feet and three inches. Upon completion, the total developed floor area of the site will reach approximately 298,908 square feet, as the existing 216,584 square-foot mini-warehouse building will remain. The City of Los Angeles Department of City Planning has issued a Notice of Determination dated November 17, 2025, adopting a Mitigated Negative Declaration which finds no significant environmental impacts provided specific mitigation measures are implemented. To facilitate the project, the City Planning Commission approved several key entitlements, including a General Plan Amendment to the Palms – Mar Vista – Del Rey Community Plan, a Height District Change to allow a Floor Area Ratio of 2.1:1, a Conditional Use Permit for household goods storage in the M2 Zone, a Zoning Administrator's Adjustment for building height, and a Site Plan Review for nonresidential floor area exceeding 50,000 gross square feet.
