Pre-Development & Adaptive Use Assessment for Edgerton Park, Carriage House and Greenhouse

Edgerton Park and its historic buildings, recognized on the National Register of Historic Places since 1988, are facing significant structural and maintenance challenges that threaten their functionality and preservation. While the park's grounds have a recently completed master plan for upkeep, the buildings—specifically the greenhouses and carriage house—have not undergone a thorough assessment and are deteriorating. Key issues include failing heating systems, deteriorating windows and frames, and outdated plumbing, all of which jeopardize the continuation of community programs hosted at these facilities. To address these concerns, a Feasibility and Adaptive Reuse Study, along with a Conditions Assessment Report, is being solicited to develop a comprehensive plan ensuring the long-term serviceability of both the carriage house and greenhouses. This pre-development and adaptive use assessment is being issued by the Connecticut Parks agency under solicitation number 2026-RFP-CNH-348, with a submission deadline of June 2, 2026. The project aims to provide detailed recommendations for repairing and repurposing the buildings to support ongoing community use while preserving their historic integrity.
